Italy has a significant abandoned, disused or underused building heritage; the inner areas need a rethinking of the development model not focused on building and construction ex- novo. The experiences studied in the research analyze the two cases in the Sardinian territory of Ollolai (House project at 1 euro / P.I.R.U) and Fluminimaggiore (Happy village project) that initiate policies for the internal areas starting from the building stock; practices that can find in the Green Communities the dimension that can lead them to create scenarios of governance innovation by strengthening the territorial dimension .The green communities can generate the possibility of enhancing their peculiarities and their tangible and intangible assets in a logic of green growth, capable of strengthening relationships between mountain municipalities and rural areas, given excellent protection and the enhancement of goods of general usability. On the other hand, they favour a correct exchange between these and the metropolitan productive realities, which must and will also be able to contribute economically, thanks to greater wealth, to the development of territories otherwise destined for impoverishment and depopulation. L’Italia presenta un grande patrimonio edilizio abbandonato, in disuso o sottoutilizzato, le aree interne necessitano di un ripensamento di modello di sviluppo non incentrato sull’edilizia e costruzioni ex- novo. Le esperienze studiate nella ricerca analizzano le due casi nel territorio della Sardegna di Ollolai (Progetto casa a 1 euro/P.I.R.U) e Fluminimaggiore (progetto Happy village) che avviano politiche per le aree interne partendo del patrimonio edilizio; pratiche che possono trovare nelle Green Community la dimensione che li possa portare a creare scenari di innovatività della governance rafforzando la dimensione territoriale
